About this board game

Sunrise Lane is a strategic neighborhood-building game for 2–4 players, with plays lasting around 45 minutes. Each player represents a construction company competing to develop a residential neighborhood by selecting prestigious plots and constructing houses.

The board is a grid of spaces, each marked with 1–5 dots in a single color. These colors do not correspond to the colors of the House pieces, creating a card-management challenge as you decide where and how extensively to build.

  • Draw two colored cards and add them to your hand, up to a hand limit of five cards.
  • Discard one or more cards matching the color of a chosen plot to build there.
  • Place 1–5 House pieces on that space and score its dot value multiplied by the number of Houses placed.

New buildings must be adjacent to an existing structure, or to the central space at the start of the game. After building, you draw a card, and you may continue building during the same turn as long as each new building is adjacent to the one you just placed. This lets you turn a carefully managed hand into a connected expansion across the neighborhood.

The game ends when a player has two or fewer House pieces remaining in their supply. Endgame scoring rewards different approaches: two districts award points for the highest buildings, while the other two reward the player with the most buildings. Players also compete for the longest group of adjacent buildings.

In Sunrise Lane, every card, plot, and placement matters as you balance building height, neighborhood size, and continuous expansion to finish with the strongest development.
